Frequently asked questions

NRUA annual report

What is the short-term rental information return?

It is the annual report that NRUA holders must file with the Land Registry, with an anonymised list of the previous year's stays: dates, number of guests and purpose.

When must it be filed?

During February, with the data of the previous calendar year.

Does e-papelito file it for me?

No. We prepare and check the data and give you a file to transfer into the Registradores N2 application, where you or your property manager file it.

What happens to my guests' data?

We discard names and contact details on import. We keep only dates, number of guests, purpose and booking code.

Verifactu invoicing

When does Verifactu become mandatory?

Under the rules in force, from 1 January 2027 for companies and from 1 July 2027 for everyone else, including the self-employed. The Treasury has announced a postponement to October 2028 that has not yet been published in the BOE.

When will my records be submitted to the AEAT?

Submission will be switched on in early 2027, before the obligation applies. Until then your invoices are issued with all their requirements and their records are chained.

Does it work for the Canary Islands, Ceuta and Melilla?

Yes: e-papelito handles IVA, IGIC and IPSI.

And in the Basque Country or Navarre?

No. Their own regional systems apply there, such as TicketBAI, and e-papelito works in VERI*FACTU mode only.

Where is the responsible declaration?

It is published on our website for every version of the software, as required by Orden HAC/1177/2024.
