Deadline: February, with the previous year's data

Your NRUA annual report, prepared and checked

Every holder of a Spanish single rental registration number (NRUA) must file an annual information return with their stays. e-papelito gathers the data, checks it and gets it ready for the N2 application.

What has to be reported

The short-term rental information return (Real Decreto 1312/2024 and Orden VAU/1560/2025) lists, for each NRUA, the previous year's stays in anonymised form.

Arrival and departure dates

For every stay that started during the year.

Number of guests

Without names or other personal data of the guests.

Purpose of the rental

Tourism, work, study, medical treatment or other.

How e-papelito does it

  1. Import your bookings

Upload your Airbnb export (in several languages) or add stays by hand. Booking.com import will come later.

  2. Review the warnings

We detect overlapping stays, missing purpose or guest numbers, impossible periods and stays that cross the new year.

  3. Download and file

For each property you download a file with all the data of the return, to transfer into the Registradores N2 application, and mark the report as filed.

Less personal data, less risk

  • Guest names and contact details are discarded on import.
  • The file you upload is not stored.
  • For each stay we keep only dates, number of guests, purpose and booking code.
  • Each account has its own database, separate from all others.

What we do not do

e-papelito does not file the return on your behalf: it is filed on the Registradores e-office (N2 application), by you or your property manager. We make sure the data is complete and consistent.

Questions about the NRUA report

When is the information return filed?

During February each year, with the rentals of the previous calendar year.

What happens if I do not file it?

According to the Registradores, not filing on time can lead to the NRUA being revoked and the property no longer being listed on online platforms.

Do I have to file if I had no rentals?

Yes: the return also covers the absence of activity. e-papelito lets you record this for the property.
